5 Tips to Sell Your Home Fast

Let's face it – you want to sell your home fast, right? Nobody wants to be sitting around for a few months (or longer) waiting for someone to buy up their home. When you're ready to go, you're ready to go.
Here are a few tips to help your home go fast.
Pick a Great Agent to Sell Your Home
One of the most important things is to pick a great real estate agent to help you sell. This person is basically your marketing team and sales team combined. They help get the word out that you're selling your home and close the deal for you.
To do this, don't just pick the first real estate agent that Google pulls up for you. Interview a few highly-rated ones and ask good questions like:
- How do you market my home?
- How many homes have you sold in the last 6 months?
- How long does it normally take for your homes to sell?
Also, make sure you factor in personality. You want someone who is warm and personable!
Price the Home Right
This can be hard to do. On the one hand, you think the home is worth a certain amount because you've put thousands of dollars into it and been living there for a while.
But the market may think differently.
Work with your all-star real estate agent to come up with a good listing price. You can't list the home too high, otherwise you'll scare off potential buyers. Just make sure you don't shortchange yourself, though. Pick a list price that's fair considering the home's condition, location, schools, etc. and it will sell fast.
Keep it Tidy
One of the hardest things about selling a house is keeping it tidy and show-ready.
While it doesn't have to be spotless 100% of the time, do everything you can to keep it pretty clean. You never know when your agent may get a call from a potential home buyer who wants to see the home in 1-2 hours.
If possible, you may want to consider boxing up a lot of the smaller things that tend to get strewn all over the floor!
Don't Take Your Own Pictures
Does anyone like paying a professional photographer to come out and take pictures of their home? Not really – but there's a reason why that industry exists.
The photos of your home are the first thing a potential home buyer sees. Since everyone starts their search online these days, they will come across your listing and scroll through the pictures to see if they're interested in going for a tour.
If you take your own photos, they won't look as good as your competing sellers down the street that hire a pro.
A professional knows what they're doing. They'll get great lighting, they know the right angles to take, and they can edit the photos as necessary.
Assuming you aren't a photographer, you probably don't have that knowledge.
Set Out a Plate of Treats
This is an oldie but a goodie. You can set yourself apart by setting out a plate of cookies with a note that says "Help yourself."
Will this sell the home? No, not by itself. But it helps make your home even more memorable, which is always a good thing.
